The Home
Building Process:
Britannia Construction, Inc. is an “on your site” builder. This
means that you will need to first acquire the property for your new
home before we can get started. We will be happy to refer you to a
number of qualified realtors who would gladly assist you with this
process.
Plans and specifications – you will need to decide on your floor
plan, either from one of our featured models or create your own. If
you are creating your own custom home, we will need to have
architectural drawings prepared for you. In addition, you will need
to decide what options (upgrades) you would like to include in your
home.
Proposal - we will then provide you with a written proposal for the
cost of your home based on the specifications you requested.
Financing - if required, you will need to arrange for financing of
your project. Construction loans are designed to provide a
percentage of the funds to the builder once certain steps have been
inspected for completion. We have several qualified lenders that we
can refer you to for assistance.
Contract signing – once you accept the proposal and obtain your
construction financing, we will execute a contract with you
including the specifics of your home. A down payment will be
required at this time.
Permitting – plans and specifications will then be submitted to the
local building authority to obtain all the necessary permits.
Site work – a survey of the property will be obtained. The clearing
of the lot will involve removing vegetation and then fill dirt will
be added to bring the property to the required elevation.
Foundation – the concrete foundation will be poured, which sometimes
will require a stemwall to be built in order to raise your
foundation to the required elevation. The rough plumbing pipes will
also be put in place at this time.
Exterior walls & framing – the exterior walls will be erected from
concrete block and will be joined with a reinforced concrete and
steel tie beam. Then the roof trusses will be set and the roof will
be dried in using plywood and felt paper. The shingles, tile or
metal can then be added. The interior walls will be constructed
from lumber and the windows and doors will be installed.
Mechanicals – the plumbing, electrical and heating/cooling systems
will be installed along with any pre-wiring for security systems,
telephones, cable TV, etc.
Interior work – insulation will be installed, followed by drywall
and painting, then cabinets and flooring.
Trim – baseboards, casing and doors will them be installed, followed
by plumbing fixtures, light fixtures, switches & outlets.
Exterior – the driveway will be completed and sod and landscaping
will be put in place.
Completion time – there are
many factors that play a role in the total time it takes to complete
your home, such as the size & complexity (special features),
availability of materials & subcontractors, weather delays and
changes made by buyers once construction begins (even small changes
can involve a significant amount of money and time).
